Bungalow East rises 14 stories one block from the Atlantic at 530 North Birch Road in Fort Lauderdale Beach's walkable North Beach Village. Developed by Merrimac Ventures, the family behind much of Fort Lauderdale Beach's transformation, it is an intimate collection of just 34 residences, with four homes per floor beginning on the fifth floor. Architecture is by Swedroe Architecture with interiors by Adriana Hoyos Design Studio.

The Developer and Creative Team

For more than 35 years the Motwani family and Merrimac Ventures have reshaped Fort Lauderdale Beach, helping bring the Four Seasons, the Conrad, and Paramount to the oceanfront. For Bungalow East they paired Swedroe Architecture's beachside modernism with warm, natural interiors by Adriana Hoyos Design Studio. Construction is underway, with completion estimated for the first quarter of 2027.

The Residences

Bungalow East offers three-bedroom and four-bedroom estate residences from roughly 2,100 to 2,830 interior square feet, plus two penthouses of about 4,000 square feet with private rooftop terraces. Every home has a private elevator and foyer, 10-foot ceilings, floor-to-ceiling impact glass, custom Italkraft chef kitchens with Sub-Zero and Wolf appliances and gas cooktops, and expansive terraces with summer kitchens. Each residence includes two assigned parking spaces.

Amenities and Services

A fourth-floor amenity deck anchors daily life with a resort-style pool, cabanas, a jacuzzi, an owners lounge, and a sunset lounge, alongside a fitness center, movement studio, and yoga deck. The wellness center adds steam and sauna rooms, a cold plunge, treatment rooms, and a hair salon. The ground floor holds a lobby, a library and conference room, a coffee bistro and wine bar, and a dog spa with a pet run, while the rooftop opens to sun and sunset terraces.
